Growth of reverse mortgage market in 2010

June 2, 2010 by Sharleen Benet · Leave a Comment
Filed under: Real Estate

Reverse mortgage is a program that offers a special type of loan to the senior citizens. To get this loan, you have to be at least 62 years old. Instead of paying to the lender, you get paid by the lender, and the payment continues till you remain in your home. If you want to convert substantial home equity into cash, then also you can opt for this. Generally, it is tax free. You can opt to receive the cash in monthly installments or can take a lump sum.

Types of reverse mortgage

There are three (3) main types of reverse mortgage. They are:

  • Single-purpose reverse mortgage: You can take this to repair or renovate your house or to pay property taxes. You can use this for a single purpose only. If you have a low or moderate income, you can get this loan.

  • Proprietary reverse mortgage: This is the most expensive type. You can use this for any purpose. However, you can take this loan only if you have a high income or a high equity.

  • Home equity conversion mortgage (HECM): It is also an expensive loan and is backed by the HUD. It will give you larger loan advances at lower costs, in comparison to proprietary reverse mortgage. You can take this loan for any purpose and there is no income restriction.

Growth of reverse mortgage market in 2010

Since its onset, reverse mortgage market has been successful and expanding. In the year 2010, the expansion continued at a measured speed, restricted by fewer investors and warehouse liners. As a result, Fannie Mae may not purchase as many number of products, as it has done in the earlier years. The growth is observed in larger states, where the senior population is more. Three of such states are Texas, Florida and California. In these states, new higher loan limits will be served. Ginnie Mae is providing the security for all these transactions.

Secondary market potential for reverse mortgage

The insurance companies are also coming forward with a new interest and are picking out reverse mortgage products as prevaricate against their traditional policy-customers. So, if they invest in reverse mortgage, they would earn as life insurance will run against average assets. So, the insurance company earns revenue from its life insurance portfolio and then invests in appreciating assets, which will later pay them insurance recipients, with the death of a policy holder. They may also sell long-term products to the seniors, like, long-term medical care. This product will be profitable for a young senior, who is just 62 years. As these life companies are getting entry into more number, the reverse mortgage business is expanding fast.

During this time of economic uncertainty, only proper education about reverse mortgage will convince potential buyers to opt for it. As more players are entering into the market, investor capital has increased and the oncoming years are predicted to have a good growth in reverse mortgage industry.

Fabrics That Need Dry Cleaning

May 28, 2010 by Hamilton · Leave a Comment
Filed under: Home Improvement

These days it is nearly impossible to get time to wash our clothes ourselves at home. Many people prefer laundry service to save time. Well laundry service is not needed for all the fabrics you wear. But there are a few fabrics for which there is no alternative other than dry cleaning.

Casual cleaning or hand wash is a strict NO for these fabrics. These delicate fabric fibers will be spoiled if hand washed. These fabrics are quite expensive and you don’t want to spoil them. Hence you shouldn’t take any chance with these fabrics.

One of those fabrics is silk. Silk garment is quite expensive. If you don’t take proper care this fabric can be destroyed. It is true that silk gets stronger when it is wet. Still you need to dry clean it because the fiber loose its shape if not dry cleaned. Dry cleaning use bleaching chemical and hot temperature which ensures that the fabric will retain its shape.

Another fabric that requires dry cleaning is cotton voile or muslin. Professional dry cleaning is absolutely necessary for this fabric. This natural fiber tears quite easily. If you pull it slightly or try to hand wash it the fiber will be destroyed immediately. Never try to hand wash cotton voile if you don’t want a ripped piece of cloth.

The same is true for Cashmere wool. Cashmere cloth is very durable but only when you take proper care. Hand washing a Cashmere cloth can make it loose its shape. Therefore availing dry cleaning services is absolutely necessary for it.

Preserving food – know more about doing this the healthy way

May 26, 2010 by Excalibur · Leave a Comment
Filed under: Food And Drink

Worried about keeping the garden produce fresh? The common way to achieve this was canning food. But this method results in a loss of nutrients, especially enzymes, from the foods and thus is not considered a healthy preservation technique according to health food enthusiasts.

Dehydrating food items has become one of the healthy ways of preserving these. Whether you want to preserve fruits and vegetables or meat cuts, it is easy to do so if you have a dehydrator at home.

About the function of the machine

The machine used for Raw Food Dehydration applies a pretty simple technique. The fan located inside the machine produces heat waves that pass over the foods. The water contained in these items gets evaporated because of the hot air. The air vents of the machine carry out the moisture laden air out of it.

This procedure helps in reduction of the water content of the food items. But as the temperature inside the dehydrator is kept under a particular limit, no loss of nutrients occurs in these machines.

Whether you are a raw food proponent or just want the food items to remain fresh for a longer time, you can opt for an Excalibur Dehydrator. These machines offer efficient drying and preserving solutions for various food categories.

Which model to choose

There are two different models to choose from when you go out to shop for such a machine. It is a good idea to know the basics of these before you invest in one. The two models available in the market are:

Box Dehydrators – These machines, as the name suggests, are shaped like a box. Used to dry large quantities of food items, these are more often used in commercial establishments. These offer better drying with equal distribution of the heat.

Tray Dehydrators – These have a number of trays inside on which the foods need to be spread out. As the fan is located at the bottom of these models, the trays that are at the upper part of the stack do not receive proper heating. This is why you need to circulate the trays for uniform heating.

Use of raw food items

If you think that these foods could only serve raw food enthusiasts, think again! It is true that these dehydrated items are an important part of the raw diet plan. The common food items that can be consumed directly after they have been dehydrated are fruits, vegetables, nuts, grains, legumes, and so on.

You could also use these to prepare different dishes. The process enhances the flavor and smell of the items. In some cases it also adds to the hue of the foods. You can use these in the Dried Food Preparation of your choice. All you need is creativity while you set out to prepare delicacies from these foods.

These dried foods retain their freshness for a long time making them ideal to take on hikes and adventures. You can consume them directly, add to salads or cold meals or use them to prepare your favorite dish as well.

How to design the perfect home or office: utilizing various ideas

May 25, 2010 by FXFOWLE · Leave a Comment
Filed under: Home Improvement

When you are thinking of the construction of your home or office, you need to plan well in advance. A perfect building is a blend of utility and aesthetics. It needs to adhere to the social and environmental norms as well.

Modern architecture is all about how to maximize the utilization of space keeping in mind the visual appeal. To do this you require the help of an expert. An experienced architect is capable of offering you the best services regarding these as per your requirements and budget.

How do commercial buildings differ from non-commercial ones

If you are planning a home, you can stress on the visual beauty of the construction. With adequate space you can add features that make it look nice. Adornments go best when it is about the architectural plan of a non-commercial building.

Commercial architecture is meant for buildings that are used for business purposes. The essential goal remains the same, that of offering shelter, but the purpose is different. Such buildings may be designed by any architect, but when it is about combining good design with business purpose, you need the help of an architect specializing in this field.

The various categories of business constructions

You may come across a number of buildings that can be classified as commercial properties. Some of these categories are as follows:

  • Public properties like courthouses, convention centers, etc
  • Educational like schools, colleges, etc
  • Office buildings
  • Residential buildings like apartments
  • Transportation related properties like stations, bus stops, etc
  • Cultural constructions like museums, zoos, theaters, etc
  • Retail buildings like shopping centers, exhibition centers, etc

The stages of a constructional project

A constructional project involves four distinct phases related to architectural planning. The first step is about understanding the requirements of the client. Specific and detailed requirements make the task of designing easy. Paying attention to certain details like the business purpose, the different functioning, and the image of the business in the market are of high significance in this regard.

The site location is important. The architect needs to know the space specifications and whether they are compatible to the requirements or not. The surrounding landscape is also an important determining factor in the design of the building. For example, if you are planning a building in a somber office area, you don’t want something that stands out from the rest.

The next step involves conceptualization. Preparing drawings and designs as well as scale models of the exteriors and the interiors of the building gives the client a fair idea about how the project is going to be once it’s completed.

The last stage is the project planning. This involves the technical details of the plan, the approximate cost, and the time necessary to complete the construction as well as other related details. Once the client approves this plan, the construction may begin.

FXFowle is known for its quality service in this particular field. This architectural firm New York has accomplished varied designing and planning jobs in the region. Known for their excellent architectural designs, the firm has been awarded many a times for its various achievements.

Storage idea for your silver jewelry – know what to consider

May 25, 2010 by Andrew · Leave a Comment
Filed under: Shopping And Product Reviews

Do you have a fascination for pretty pieces of jewelry? Most women do have an insatiable desire for these. Though gold jewelry is quite popular, silver is the favored metal among modern women. A chunky necklace or a pretty pair of earrings in silver set with stones like amber or opal is sure to complement your beauty.

But what about keeping your silver accessories safe from tarnish? You won’t be wearing the pieces at all times. You need to think of a good storage alternative for these pieces. Keeping your jewelry pieces tarnish and scratch free is easy if you choose the jewelry storage box with care.

Where to buy such a box

You can get such a box at your nearby jewelry store. But it is better if you shop for it online. This gives you access to a wide variety of products with different features. You can also view products with different price tags.

But it’s not a good idea to opt for the cheapest option when it comes to choosing a jewelry pouch or bag. You need something that is both utilitarian and looks good as well. Moreover you need something that protects the pieces from tarnish.

You can check the storage bags, boxes and pouches available from Intercept Silver & Jewelry Care Co. These quality products come in a variety of shapes and sizes and would cater to all kinds of requirements. The protective lining of these bags and boxes effectively keeps your jewelry safe from corrosion and tarnish.

In most of these storage cases the inner lining is treated with chemicals. This may cause damage to the jewelry or to the person who handles these as well. Thus it is wise to opt for a quality product to keep such problems at bay.

Know your requirements

It is always better to know what you want from before hand. These are some of the things you need to determine –

What sized box would be adequate for keeping your pieces? If you have a small collection, a small box would be adequate and a large box would be a waste. If you have a huge collection, a small box would be insufficient and you need a large box for it.

How many compartments do you need in such a box? If your collection has a number of different pieces, you need a box that features a number of compartments.

Do you intend to add pieces to your collection later? If yes, you need a larger anti tarnish jewelry box for your ever expanding collection.

Would you travel with it? If yes, you need a box that can be carried with ease.

Do you need a customized box? If you have a knack for collecting a particular kind of jewelry piece, opt for a box that has particular compartments to keep those.

How to go about Pressure Washing Decks

May 25, 2010 by pressure · Leave a Comment
Filed under: Home Improvement

Spending relaxing hours outside the four walls is always a pleasurable experience. The best place to spend those leisure hours can be right in the lawns of your house, on the decks. Decks are usually made of wood and it is necessary that these are cleaned and sealed well. This would ensure that they last long enough.

Deck cleaning may appear to be a challenge if you are not aware of how it is done. In that case it is best to assign the job of pressure washing decks to a professional company. In case the task is not done properly, it can not only damage the deck but also cause harm to the surrounding plants, pets and even you.

Pressure washing deck can go a long way in restoring the lost luster of the wooden deck. After the process is over, it is necessary to cover the deck with a sealer to ensure that the effect is retained for a long time. It can save a lot of time and money when it comes to replacing an existing deck with a brand new one.

Professional pressure washing companies follow a step by step process for pressure washing decks. The first step is the removal of sage old stains followed by the cleaning off the dirt, and the mildew that might have settled on it. Experienced contractors believe that a wooden deck should be cleaned with a pressure washer that exerts a force of 2400 to 2600 PSI. A higher pressure unit can be used but, the cleaners need to exercise enough caution. A high pressure washer ensures that the job is done much faster.

Experiencing YOGA…

May 24, 2010 by hannah08 · Leave a Comment
Filed under: Health And Fitness

I have always had a very active and fun lifestyle, but I have to admit there are times when it catches up with me. I have a job I love but there can be tight deadlines to meet. Then there are all of the things that go on in a typical household. Toss in two daughters and you can understand why I get stressed out at times.

One of the things I have done for myself though is taking part in yoga. I was introduced to it by a friend one day when I told her how overwhelmed I feel at times. I also told her that sometimes I am just too worked up to sleep or to concentrate on a particular task. She invited me to go to a yoga class with her.

I was skeptical at first but went to find out more about it. I also needed some time to myself and figured this was a good reason to get out of the house. I couldn’t believe how much I enjoyed the yoga class. I wasn’t able to fully focus on it all the way through but I was able to do so for short periods of time. The exercises we did weren’t difficult but they did feel great.

When the class was over I felt rejuvenated both in terms of my body and my mind. As I go home I couldn’t believe how different I felt. Just a few hours before I had left the house very uptight. Now I was relaxed and had a smile on my face. As soon as I walked into the house my daughters commented on how great I looked.

Even though my life is still very busy I have make it a priority to add yoga classes to my routine. I have advanced to more complicated types of exercise and that has also been encouraging. I feel that this has been a great benefit to help me cope with life overall in a more calm and relaxed way.

I encourage anyone that could use a method of relaxing to try yoga. It is fun and it doesn’t seem like hard work as so many other forms of exercise do. You can also do yoga at home, in a class, or when you travel. You don’t have to invest in expensive workout equipment or try to find a place in your home for it. You have so much to gain by trying yoga!

6 Tricks to Get Your Meeting Started On Time

May 21, 2010 by magnetic1 · Leave a Comment
Filed under: Business

To many people there is nothing more irritating than a meeting that starts late. It doesn’t seem fair to be penalized for showing up on time, which is what happens when a meeting does not begin on time. They are being robbed of time because of someone elses poor planning. If this is an important meeting it’s a bad idea to put people in a bad mood before it has even begun. Little has been said about how to start meetings on time, so here are some specific things you can do to help:

1. Schedule the meeting for an unusual time. Try 9:02 instead of 9:00 or 7:29 instead of 7:30. Chambers of Commerce throughout the country found that people are more punctual if meetings are not scheduled on the hour or half hour. Booking the get-together at an odd time helps point up the exact minute. It makes you, as well as others, more time conscious. However, having made a point of it, be certain to start on time.

2. Appoint an extroverted sargeant-at-arms. Station him at the door to collect a dollar fine from all late-comers at future sessions. Accept no alibis. Make no exceptions – not even top brass! Ultimately, let the group vote on how to use the money collected. “This has worked better for me than anything else’ said a Grand Rapids executive. “When you’re late you get a little kidding along with the fine!”

3. If you are in charge of the meeting and feel unsure as to whether you have enough planned for the meeting to last the allotted time you might feel tempted to start the meeting late and do a lot of stalling at the beginning. This is a terrible way to begin a meeting. When planning the meeting make sure that you have over programmed the meeting rather than under programmed. Then decide which elements can be left out if you are running out of time. That way you will not be tempted to start the meeting late.

4. Avoid alibis. “They don’t expect me to start on time. Besides they want to visit with each other first.” Ever hear excuses like these? If people don’t expect a meeting to begin at the proper time it’s because prior meetings did not. Poor procedure in the past is no reason for such procedure in the future. As for visiting, anyone desiring to visit simply can do so before the appointed hour instead of after it. Moreover, if visiting is really important it should be included in the agenda. A salesperson confided, “Surely we visit while waiting for the meetings to start. But it’s not out of choice. It’s because we have nothing else to do. We’d much prefer to skip the visiting and get going with the business at hand.”

5. Make sure everything is ready for the meeting well ahead of time. Have a checklist and check everything off well in advance. If you intend to talk with someone or take care of details at the last minute you are setting yourself up for trouble. When people are arriving it becomes more and more difficult to take care of last minute details. If you take care of everything well ahead of time you will feel much more confident and you will have a better meeting.

6. Place an alarm clock on the speakers’ stand. Set the alarm for the time the session should begin. Watch it closely. If the alarm does not sound off at the proper moment, then cause it to ring anyway. Let it ring for several seconds while the salesmen settle down. After shutting it off, start the program immediately. “We tried the alarm clock at our sales meetings,” said a Richmond sales supervisor. “It worked so well that we now wonder how we ever did without it. Once your audience expects it, they’ll be disappointed if you stop using it.”

Hand made Incomparable buttons from Injabulo-using fair trade policies

May 21, 2010 by chris · Leave a Comment

I own an online wool shop Ned’s Yarns and I wanted to say a few words about Incomparable buttons from Injabulo. They offer a unique range of buttons which have all been hand made using fair trade policies and sourced from South Africa.
The producers are all women who are working to empower themselves and provide a living for their families, often under very difficult conditions which we can hardly imagine.

In many areas of South Africa people live in abject poverty but would do anything for you and always with a huge smile.
The way to help is to use the talents of the people , native South African people are so creative, they can make something out of nothing and have an intrinsic eye for colour.

Injabulo now works with established empowerment projects and small businesses through South Africa and has recently started working with a project in Botswana. It has always been important to Injabulo to see fair trade policies in action and that whoever the producers are they should all be treated very fairly and be given a chance to improve their lifestyle by learning or developing a skill. This in turn means that they are given the opportunity to enrich and improve their own lives and that of their families.

In addition Injabulo work with Pebbles Project, a charity in the Cape Winelands helping children born with special needs as a result of Foetal Alchohol Spectrum Disorder and currently sponsor two children; their sponsorship pays for specialist teacher training and crèche places for the children.

Fair Trade means lots of things to different people.
To us it is the basis for making a difference to the lives of people by adhering to the following principles:

Treating people, however disadvantaged, with respect – for their lifestyle, their culture and their skill and giving them the opportunity to earn a real living with dignity and pride.

Paying a fair price for their goods, which means that we get top quality

Helping them to learn new skills and extend their abilities by introducing them to new ways to use their present skills and new ideas for products.

Passing on feedback from customers to give them encouragement and self belief.
Working with small businesses, not for profit organisations and co-operatives to make a real difference to the lives of the workers and their usually large extended families

To have a platform available to showcase any new products and artists that we come across in our travels in Africa.

To work with our chosen charity ” Pebbles Project” and do what we can to raise the profile of this worthwhile charity and raise funds through various means therefore enabling us to sponsor many children.

To have an “open door” policy – we have nothing to hide – only pleasure and pride in sending you information about the people that make the products that we sell.

To build genuine hope for a better future for all.

These buttons as well as being produced in an ethical fashion are truly beautiful. The pictures do not do them justice. Support these people and keep this wonderful supply of buttons flowing to this country.

Football PR and Brand Beckham

May 21, 2010 by smith06 · Leave a Comment
Filed under: Recreation And Sports

No football player should be bigger than the team he plays for, but arguably that is a rule that does not apply to David Beckham. The Beckham PR machine netted a mean £28 million last year from a range of sponsorship deals with the likes of Armani, Motorola and… um… Sharpie pens – not bad for a player who many would say is well past his best.

But while Beckham’s powers on the pitch may be slowly fading, his brand has never been stronger and that is one reason why Fabio Capello knows he needs Golden Balls in South Africa. David Beckham is far more than a player and motivator – he is a ‘feel good factor’ for the whole nation. It not just the players who need him at the world cup – we need him.

The PR Gurus behind Brand Beckham have done a brilliant job turning the boy from Essex into an institution arguably as big as our greatest football clubs. Indeed it was this very realisation that led Alex Ferguson to give David the boot – or throw it at him in 2003. When Rebecca Loos hit the headlines a few years later the PR consultants advising Becks did a great job of handling crisis management, allowing Posh and Becks to move on with their lives and emerge from the crisis relatively unscarred.

But even though David may be surrounded by the top celebrity PR experts, what really endears him to the British public is his incredible determination, drive and genuine pride in playing for his country. In David Beckham the three lions are alive and this summer we need him to help them roar in Africa. No other player represents English football the way Beckham does – arguably no other player represents football the way Beckham does. For millions of people across the world he is a God and if we have any hope of winning the World Cup we need God on our side.

Is Wedding Insurance Really Worth It?

Thankfully, it’s quite rare for anything significant to go wrong on your wedding day. Yes, there’s often the occassional hiccup – the cars turning up late, the wrong colour tablecloths, sometimes even missing rings! It’s rare though that the whole day turns into a complete disaster.

This begs the question then, is it worth taking out a wedding insurance policy? If it’s rare for anything major to go wrong, do you really need it? On the face of it then, the answer would probably be no. However, wedding insurance isn’t just there to provide financial protection should the whole day be ruined.

Wedding insurance also covers the smaller things too that unfortunately happen a little more frequently. How about the Best Man who perhaps has a little too much to drink, is a little too ‘energetic’ on the dance floor and ends up damaging the suit he’s hired? Instead of having to reimburse the suit hire company for the damage, your wedding insurance policy would cover it. The Bride might spill wine all over her wedding dress. Or what about the photographer who, the following day discovers his memory card is faulty and doesn’t have a single photograph? Wedding insurance would probably pay for the day to be re-staged so that the photographs could be taken again.

Of course, a good wedding insurance policy also covers the bigger things too such as suppliers going out of business, the wedding party getting ill before the big day or freak weather making the reception venue totally unusable.

Wedding insurance is available in the UK from as little as around £20 for a small wedding. Even for larger weddings the premium is often little more than the cost of feeding just one guest. Perhaps it’s worth it just for the peace of mind?
